Having the home inspected before making your final buying or selling decision is a wise choice. Having a home inspection can alert you to potential problems with the property which in turn can help you with your final decision. 

The following is a list of questions to ask your prospective Home Inspector--

 Will your inspection meet recognized standards?   Ask whether the inspection and the inspection reprot will meet all state requirements and comply with a well recognized standard of practice and code of ethics, such as the one adopted by the American Society of Home Inspectors or the National Association of Home Inspectors.  See www.ashi.org or www.hahi.org for standards of practice and code of ethics. 

Do you belong to a professional home inspector association?  There are many state and national associations for home inspectors, including the two groups mentioned above.  Unfortunately, some groups confer questionable credentials or certifications in return for nothing more than a fee.  Insist on members of reputable, nonprofit trade organizations; request to see a membership ID.

How experienced are you?  Ask how long the inspector has been in the profession and how many inspections they've completed.  They should provide customer referrals on request.  A new inspector also may be highly qualified, but they should describe their training and let you know whether they plan to work with a more experienced partner.

How do you keep your expertise up to date?  Inspectors' commitment to continuing education is a good measure of their professioalism and service.  Advanced knowledge is expecially important in cases in which a home is older or includes unique elements requiring additional or updated training.

Do you focus on residential inspection?  Make sure the inspector has training and experience in the unique discipline of home inspection, which is very different from inspecting commercial buildijgs or a construction site.  If your customers are buying a unique property, such as a historic home, they may want to ask whether the inspector has experience with that type of property in particular.

Will you offer to do reparis or improvements? Some state laws and trade associations allow the inspector to provide repair work on problems uncovered during the inspection.  However, other states and associations forbid it as a conflict of interest.  Contact your local ASHI chapter to learn about rules in your state.

How long will the inspection take?  On average, an inspector working alone inspects a typical single-family house in two to three hours; anything significantly less may not be thorough.  If customers are purchasing an especially large property, they may want to ask whether additional inspectors will be brought in.

What's the Cost?  Costs can vary dramatically, depending on your region, the size and age of the house, and the scope of services.  Tha national average for single-family homes is  about $320, but customers with large homes can expect to pay more.  Customers should be wary of deals that seem too good to be true.

Mortgage Basics-

 

Mortgage Terms-  Mortgages are generally available at 15, 20 or 30 year terms.  In general, the longer the term, the lower the monthly payment.  However, you pay more interest overall if you borrow for a longer term.

Fixed or adjustable Interest Rates- A fixed rate allows you to lock in a low rate as long as you hold the mortgage and, in general, is usually a good choice if interest rates are low.  An adjustable-rate mortgage is designed so that your loan's interest rate will rise as market interest rates increas.  ARMs usually offer a lower rate in the first years of the mortgage.  ARMs also usually have a limit as to how much the interest rate can be increased rates are high or when you expect your income to grow significantly in the coming years.

Balloon Mortgages- These mortgages offer very low interest rates for a short period time--often three to seven years.  Payments usually cover only the interest so the principal owed is not reduced.  However, this type of loan may be a good choice if you think you will sell your home in a few years.

Government-Backed  Loans- These loans are sponsored by agencies such s the Federal Housing Administration- FHA- or the Department of Veterans Affairs- VA- and offer special terms, including lower down payments or reduced interest rate to qualified buyers

 Opportunity is knocking for those considering homeownership for the first time. Historically low interest rates, lower home prices in most markets and the first-time homebuyer tax credit – part of the American Recovery and Reinvestment Act of 2009 – brought first-timers to the market in droves throughout the year.


In fact, these consumers represented about half of home sales logged during 2009, according to the National Association of REALTORS®, a significant increase from historic levels. And the favorable conditions that prompted many of these first-time buyers are likely to continue. President Obama in early November signed into law a five-month extension of the first-time homebuyer tax credit of up to $8,000, as well as a new tax credit of up to $6,500 for existing homeowners who want to purchase a home to be their primary residence (see your real estate professional and tax advisor for details). Both credits will be available through April 30, 2010.


Today’s opportunities aside, here are eight time-honored reasons why those considering homeownership for the first time should make their move.

1. Pride of Ownership

Owning your own home adds to your own sense of self-esteem and personal pride. The satisfaction that comes from feeling connected to the land you occupy and the home in which you live is ages-old.


2. Security of Tenancy

With homeownership comes stability. When renting, you never know when you may have to move because of new ownership, rent increases or other changes. As a homeowner, you decide when and if you want to move.


3. Privacy

While there are usually some limits on the access landlords have to property, almost all landlords can access your property for necessary inspections and maintenance. For many renters, this lack of privacy is a significant discomfort. Homeowners on the other hand generally have much stronger property rights and experience an increase in perceived and actual privacy.

You can reinvest that appreciation in other real estate or you may wish to downsize and keep the value of that appreciation for retirement or other purposes.


8. Tax Benefits

You think it couldn't happen to you, that you're too smart to get frostbite or hypothermia, and you never fall down. But that's thinking about history rather than today's winter weather.
Even tough guys and strong ladies can fall to the pavement when it's iced over. And the step outside your front door could be your biggest downfall.


Staying on your feet


Your foot gear makes a difference. Tennis shoes and shoes with leather soles are out. Wear shoes or boots with some tread on them.
Take your time. Just as when you drive on an icy road, go slow.
Balance yourself with your arms when you walk. That means keeping your hands out of your pockets.
Walk flat-footed on glazed sidewalks and take short, shuffling steps.
Beware of wet, slippery floors when you enter a building.


Hypothermia and frostbite


When your body's core temperature drops, you experience hypothermia, a serious and life-threatening situation.
In frostbite, cell damage occurs from the cold as a result of a lack of circulation, usually to the fingers, toes, ears or nose.
It doesn't take extremely cold temperatures to bring about either condition. Moderate cold, when combined with wind and moisture, can cause them.
Symptoms of hypothermia include violent shivering, disorientation and exhaustion. Get the person to the emergency room right away.
Frostbite progresses from a pins and needles sensation to numbness, hardened skin, blisters and worse. It can lead to gangrene, so if you have the pins and needles sensation, get inside and get warm.

Home Inspections- What Should They Cover. Provided by Jackie Stewart- Prudential Select Properties.

Basic elements that a Home inspector should check. 

STRUCTURE- A home's skeleton impacts how the property stands up to weather, gravity, and the earth.  Structural components, including the foundation nad the framing, should be inspected.

EXTERIOR- Sidewalks, driveways, steps, windows and doors should all be inspected along with a home's siding, trim and surface drainage.

**Doors and Windows

**SIding (Brick, stone, stucco, vinyl, wood, etc.)

**Driveways and Sidewalks.

**Attached Porches.

 

ROOFING- A well-maintained roof protects you from rain, snow, and other forces of nature.  Take note of the roof's age, condition of flashings, roof draining systems, buckled shingles, loose gutters and downspouts, skylights and chimneys.

PLUMBING-Thoroughly examine the water supply and drainage systems, water heating equipment, and fuel storage systems. Drainage pumps and sump pumps also fall under this category.  Poor water pressure, banging pipes, rust spots, or corrosion can indicate problems.

ELECTRICAL- Safe electrical wiring is essential.  Look for the condition of service entrance wires, service panels, breakers and fuses, and disconnects.  Also take note of the number or outlets in each room.

HEATING- The home's heating system, vent system, flues, and chimneys' should be inspected.  Look for the age of water heater, whether the size is adequate for the house, speed of recovery and energy rating.

AIR CONDITIONING- The inspector should describe your home cooling system, its energy source , and inspect the central and through-wall cooling equipment.  Consider the age and energy rating of the system.

INTERIORS- An inspection of the inside of the home can reveal plumbing leaks, inect damage, rot, construction defects, and other issues.  An inspector should take a close look at-- Walls, Ceilings and Floors.  Steps, Stairways and railings.  Countertops and cabinets.  Garage doors, and garage door systems.

How to Improve Your Credit Score. Provided by Jackie Stewart- Prudential Select Properties.

Your credit score and your income and debt are huge factors which decide if you can qualify for a mortgage and not only that, they'll decide what your terms will be.  So keeping a high credit score is to your benefit. How can you keep your credit score high?

1- You should check errors on your Credit Report and if you find errors, correct them.  No one's perfect and mistakes happne so you might be paying for someone's mistake.

2- Are you carrying high credit card balances?  If you can pay off the balances every month then you should. And don't transfer debt from one card to another as this can also lower your credit score.

3- Don't max out your credit cards just because you have a high credit limit.

4- Wait at least a year after credit difficulties before you apply for a mortgage.  You're penalized less after at least one year has passed.

5- Don't order furniture, appliances or other items on credit UNTIL after your loan is approved.  The amounts will also be added to your debt.

6- Remember- too much available credit can also lower your credit score so don't open new credit card accounts before you apply for a mortgage.

7-  Shop for your mortgage rates all at once because too many applications can lower your score by multiple inquiries from the same type of lender are counted only as one inquirey if they are submitted over a short period of time.

8- You should avoid finance companies.  Their interest rates are high and  will probably be considered poor credit management even if you were to pay the debt on time.
